Terms of Use

The rules of the road for using PropertyHub.ca — MLS® data, brokerage relationships, intellectual property, and liability limits.

By accessing or using PropertyHub.ca (the "Site") — including any of its features, search tools, calculators, and lead forms — you agree to these Terms of Use. The Site is owned and operated by Central Home Realty Inc., Brokerage ("we", "us"), a real estate brokerage licensed by the Real Estate Council of Ontario (RECO) and a member of the Toronto Regional Real Estate Board (TRREB). If you do not agree to these terms, do not use the Site.

1. Who can use the Site

The Site is intended for consumers with a bona fide interest in the purchase, sale, or lease of real estate in Ontario, Canada. You must be at least 18 years old and legally able to enter a binding contract.

Active listings shown on the Site come from the TRREB PropTx Internet Data Exchange (IDX) feed under licence. The following disclaimers apply to all such data:

Each listing displays its brokerage attribution — the listing brokerage of record and the MLS®# — below the property description, as required by TRREB IDX rules.

3. Sold & leased data (VOW)

Sold, leased, and historical price data is provided under TRREB's Virtual Office Website (VOW) rules. It is available only to registered users who have executed our VOW Client Agreement. You may not share, redistribute, or republish VOW data outside of your personal, non-commercial use.

4. Brokerage relationship

Using the Site does not create an agency or fiduciary relationship between you and Central Home Realty Inc., Brokerage. A formal client relationship begins only when both parties sign a Buyer Representation Agreement, Seller Representation Agreement, or Customer Service Agreement on the forms prescribed by the Trust in Real Estate Services Act (TRESA).

Until that point, any communication you have with Scott Miralami or the brokerage through forms on the Site is treated as a pre-engagement inquiry. We will explain the difference between client and customer service before any agreement is signed, as required by RECO's Information Guide.

5. Tools and estimates

Mortgage calculators, affordability calculators, home-value estimates, investment analyzers, and rent-vs-buy tools on the Site are educational estimates only. They are not financial, legal, tax, or investment advice. Outputs may differ — sometimes materially — from a lender's actual approval terms or a licensed appraiser's CMA. Always consult a licensed mortgage broker, lawyer, accountant, or financial advisor before making a decision.

6. Account registration

Some features (saved searches, sold-price access under VOW) require a free account. When you register, you agree to:

We may suspend or terminate accounts that violate these terms, particularly for scraping or commercial use of MLS® data.

7. Intellectual property

The PropertyHub.ca name, logo, brand marks, original written content, photography (other than MLS®-sourced listing photos), tool designs, code, and overall site design are the intellectual property of Central Home Realty Inc., Brokerage — protected under Canadian and international copyright and trademark law.

You may view and print pages for your personal, non-commercial use. You may not copy, modify, distribute, sell, or lease any part of the Site or its content without our written permission.

MLS®, REALTOR®, and the associated logos are trademarks of The Canadian Real Estate Association (CREA) and identify real estate professionals who are members of CREA.

8. User-submitted content

When you submit a message, viewing request, or contact form, you grant us a limited, non-exclusive licence to use that content for the purpose of responding to you, providing the service you requested, and (in anonymized form) improving the Site. We do not sell or share user-submitted content with third-party lead resellers.

9. Third-party links

The Site links to third-party services (Mapbox, Google Maps, mortgage broker partners, etc.) and external websites. We do not control these services and are not responsible for their content, terms, or privacy practices.

10. No warranties

The Site is provided "as is" and "as available", without warranty of any kind, express or implied, including warranties of merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the Site will be uninterrupted, error-free, secure, or free of viruses.

11. Limitation of liability

To the maximum extent permitted by law, in no event shall Central Home Realty Inc., Brokerage, its officers, directors, employees, or agents be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Site, even if advised of the possibility of such damages. Our total cumulative liability to you for any claim arising out of or relating to the Site shall not exceed CAD $100.

Nothing in these Terms excludes or limits liability that cannot be excluded under applicable Ontario law.

12. Indemnity

You agree to indemnify and hold harmless Central Home Realty Inc., Brokerage from any claim, loss, or expense (including reasonable legal fees) arising from your breach of these Terms or your misuse of MLS® data accessed through the Site.

13. Governing law

These Terms are governed by the laws of the Province of Ontario and the federal laws of Canada applicable therein. Any dispute will be resolved in the courts of Toronto, Ontario, and you consent to that exclusive jurisdiction.

14. Changes to these terms

We may update these Terms from time to time. Material changes will be flagged at the top of this page with a new "Last updated" date. Your continued use of the Site after a change constitutes acceptance of the revised Terms.
